In land transfer cases, we can review the paperwork to ensure that everything is in order and that your intent is clearly described in the documents—particularly the disclosure of defects. Neither the landowner nor the real estate agent has any obligation to investigate for defects; the real estate agent in particular is shielded from liability for non-disclosure of defects, unless the landowner brings a defect to the agent's attention.
